Rental Agreement Required
All guests are subject to our Short-Term Rental Agreement. By completing your booking, you acknowledge and agree to be bound by the full rental agreement, which includes all terms, conditions, liability provisions, and house rules outlined on this page.

Pool & Hot Tub Rules
Cover When Not in Use
The pool and hot tub MUST be covered when not in use. This is required for safety and maintenance.
No Glass in Pool Area
Absolutely no glass is allowed in the pool area for safety. Plastic dishware is provided for poolside use.
No Pets in Pool Area
Pets are not allowed in the pool area at any time. This is for hygiene and safety reasons.
Child Supervision Required
Children must be supervised at all times around the pool. This property is NOT suitable for children who cannot swim or safely navigate stairs.

Your Safety Responsibility
It is your responsibility to keep all people (especially children) safe, specifically around stairs and the pool area. The property owner is not liable for accidents or injuries.
Property Rules
Property Access
The entire 3.5-acre property is yours to explore except the garage. Enjoy the river access, grounds, and outdoor spaces!
Quiet Hours
Please keep noise to a minimum after 11:00 PM. Be respectful to our neighbors. Excessive noise or disturbances may result in immediate termination of your stay.
Water System
The neighborhood’s water comes directly from the river through a filtering system.
Neighbors’ Horses
Our neighbors have beautiful horses — you can look, but please don’t feed them.
Wildlife Notice
Welcome to nature! Wildlife may leave “marks” outside. We clean regularly, but can’t fully eliminate it — it’s part of the charm!
Trash & Recycling
Two large trash cans are provided outside — one for general waste, one for recycling (California CRV plastic and glass only).

Violation Consequences
Violation of house rules may result in immediate termination of your stay with no refund. We reserve the right to deduct damages from your security deposit.
Liability & Insurance
Guest Responsibility
Per the rental agreement, guests indemnify and hold harmless the property owner against any claims of personal injury or property damage arising from use of the premises. It is your responsibility to keep all people (especially children) safe.
Insurance Notice
The property owner’s insurance does not cover guests’ personal property. We recommend purchasing your own travel or rental insurance if such coverage is desired.
Left Behind Items
Valuable items left behind will be held with every reasonable effort made to contact you. Items not claimed within 6 months become property of the owner. We are not liable for the condition of items left behind.
